Apple India expands Mumbai office; Secures 37,549 sq ft across five floors in new lease; part of nationwide growth

The lease has a tenure of 55 months with 4% annual rental escalation and carries a security deposit of Rs 22.76 crore, paid to lessor Agni Commex LLP. While the renewal covers offices first taken in 2021, the new lease for the 10th floor and terrace starts January 1, 2026, with a five-year lock-in period.

Apple’s broader expansion in India

Apple’s expansion in Mumbai aligns with its India growth strategy. Over the past two years, the company opened its first two company-owned retail stores in Mumbai and Delhi and has been ramping up manufacturing partnerships as part of its global supply chain diversification.Beyond flagship stores, Apple recently launched a third exclusive store in Bengaluru and plans more outlets in Pune, Noida, and Borivali. On the corporate side, Apple operates a large office in Bengaluru, has leased over 64,000 sq ft in Hyderabad, and maintains offices in Gurugram and Mumbai, highlighting its growing investment in both customer-facing and back-end operations.

Mumbai’s BKC office space

Maker Maxity in BKC hosts global financial institutions, consulting firms, and multinational corporations. Rentals at the property are among the highest in India’s commercial office market, reflecting limited Grade-A office supply and sustained demand from blue-chip tenants.With this deal, Apple India has secured long-term occupancy in one of Mumbai’s most premium office addresses.
